Surfsedge project in Indian River Shores could be under construction in early 2019

 

INDIAN RIVER SHORES — Construction is to begin in 2019 on The Surfsedge at Indian River Shores, a 12-condo, 12-home beachfront development along State road A1A.

Its site-development was approved last week by the Town Council, and infrastructure work is expected to begin by the end of the year, officials said.

The Lutgert Companies of Naples, purchased the 5.3-acre site from the town in May 2017 for $4.4 million. and now can move ahead with permit applications, Town Manager Rob Stabe said.

“It’s beautiful,” said Stabe. “The design is everything they promised to deliver to our residents, and it will be a great asset to the town.”

Under the new zoning — planned development — density of the project will drop from an allowable 30 units to 24. In frequent meetings prior to the sale, residents expressed their preference for a smaller, single-family development that would fit better within the surrounding neighborhood.

The site plan, unveiled at a Town Council meeting, shows a ground-floor garage and six first-floor and six second-floor condominium units on the east side of the property.

A communal rooftop terrace will include a summer kitchen, fireplace, dog-walking area and fire pit. That terrace will push total height, including the elevator, to 51 feet. Without the planned-residential zoning, maximum building height is 40 feet.

The 12 single-family homes would be built closer to S.R. A1A, along a private street  connecting the homes and the condos.

The gated development will be surrounded by a six-foot wall.

Outside the community’s wall, a five-foot walking path on the south end of the property will allow community access to the beach. The walkway was recommended by the town Planning, Zoning and Variance Board to insure Shores’ residents keep the same beach access they have had for decades.

Indian River County is expected to approve a new dune crossover to the beach and ocean.

Jo Anne Infurna, sales agent with Dale Sorensen Real Estate (DSRE), has been chosen by developer Vintage Estate Homes to be the exclusive listing agent for Island Walk Villas in Indian Harbour Beach.  Infurna, a Top Producing sales agent has recorded 2 sales in Building 2 and are taking reservations on Building #3 since being given the listings.

“These town homes are beautiful, high quality family residences being offered at an affordable price-point,” said Infurna.  “I’m really excited to offer these listings as part of DSRE’s portfolio.  The reception by the public and other agents has been fantastic.”  Infurna has hosted several broker-opens and open houses since working on the project. Matilde and Dale Sorensen, Sr. receive Lifetime Achievement Award

Ray Ferngren joins Dale Sorensen Real Estate

Ray Ferngren is used to dealing with multi-million-dollar portfolios.  As a member of the financial services industry, Ferngren helped guide clients with decisions relating to their financial goals.  That experience and knowledge is what sets him apart from other real estate sales agents.

The Live Now Team celebrates $26 million in sales in 2017

The Live Now Team believes that helping people enjoy life in the here and now is the most important part of their job, and because of this philosophy, they are a much sought-after team of real estate agents.  The Live Now Team recently announced total sales of $26 million in 2017 but their goal for this year is event more ambitious. The team joined Dale Sorensen Real Estate in May of 2017.

“We are really excited to be able to celebrate these numbers,” said team leader Jim Belanger. “Our team is passionate about Sebastian and surrounding areas and the people we serve and it shows in everything we do.  When you love a community like we do, it’s easy to sell homes there. Team member Ashleigh Lovell was an administrative assistant with DSRE when she finally realized her dream of getting her own real estate license in 2015.  A young mom with two small children, she is passionate about raising her children in Sebastian, where she herself grew up.  She’s experienced a great deal of success in the short time she’s been licensed, a testament to her warm, down to earth personality, and ability to make customers feel immediately relaxed and at ease with her.

Melissa Murphy moved from Connecticut to Palm Beach County, working in the real estate investment arena for several years.  After many sightseeing trips to the Treasure Coast with her mom, they both eventually moved to Sebastian.  Murphy has had her real estate license since 2010 and uses her previous experience in commercial and residential transactions to help her customers realize their dreams.  Her attitude of providing excellent customer service to her customers includes not just meeting her clients’ expectations but exceeding them.

Josh Stalls joins Dale Sorensen Real Estate
